Do I need my own realtor to buy new construction from a builder?

Yes — and in most new-construction communities in Southwest Florida it costs you nothing, because the builder pays the buyer’s agent. The builder’s sales representative works for the builder; your agent reviews the contract, the incentives and the CDD and HOA fees from your side of the table. The rule that matters most: register your agent BEFORE or during your first visit to the sales center.

Do I need flood insurance in Southwest Florida?

It depends on your flood zone, not your address: the official FEMA map decides it, parcel by parcel. In zones A, AE or VE it is required if your mortgage is federally backed; in zone X it is optional — but a standard homeowners policy does NOT cover flood damage. Before making an offer, we verify the property’s exact zone on the FEMA map and the county GIS.

What are CDDs, and how long do you pay them?

A CDD (Community Development District) repays the bond that built a community’s infrastructure, plus its maintenance. It shows up on your property tax bill, and the bond portion typically runs 20 to 30 years (Chapter 190, Florida Statutes). The exact amount for any address is public: it is itemized line by line on the county tax collector’s bill — we show it to you before you sign anything.

Can I buy property in Florida if I am not a U.S. citizen?

Yes. In Florida you do not need citizenship or residency to own property in your name; buyers from other countries close here every day. What changes with your situation is the financing, the taxes and the ownership structure — and that gets planned before, not after.

Are Airbnb-style short-term rentals allowed in Cape Coral?

Yes, but since January 1, 2026, Cape Coral Ordinance 53-25 requires annual registration ($350 for a short-term rental), sets a 7-day minimum per rental, and fines start at $1,000 (source: capecoral.gov). Every SWFL city has different rules — we verify the ones for the exact area before you buy to rent.
